Thank you for your software reviews.  Could you please take a look at Rental Property Tracker Plus.  I am thinking of buying this product.  I saw your review on Rental Taracker, which has similarities to Rental Property Tracker Plus, but I do not think they are the same.  This one was put out by Spirit Works.  I have 3 units, but regardless, I would like to get a good program.  A problem that I am running into is that none of the programs seem to work with a MAC.  Any recommendation for MAC users?

I have been looking for a property management software to help me manage the 9 Residential and 10 Commercial properties that I own. I have looked at a few of your software reviews and i seem to like the online options available. Your reviews are great by the way. You have saved me a lot of time searching for software already. Due to my properties being in a very seasonal town, my rent schedule is not the normal monthly payment. For my residential properties, they may move in during the month of March and move out at the end of October. The catch is that they only pay an equal monthly amount May through August. I do this so the working tenants i have can get settled in early before the season (May through August) and begin to make money before they have to pay rent. Secondly, I make sure they are paid up by august so that they do not skip town at the end of the season.

My commercial properties are somewhat similar in that they also do not pay every month. On top of that however, they pay different amounts every month, due to the bell curve of business that they realize. For example, most pay the highest amount at the peak of the season (July and August).

My Question is this. Is there any software that you came across (offline or online) that you can customize the rental amount/time due instead of simply inserting a “monthly rent”? I would very much appreciate your insight as I have been trying to find a solution for some time. Thanks you in advance for your response as well as your great website!
