&lt;p&gt;Those who are &quot;cowaring to the doom and gloom theory&quot; are the ones who will miss out when the market begins to boom again.  &lt;/p&gt;
&lt;p&gt;In addition, this market downturn is not an anomoly or anything new.  It is part of the real estate market cycle and there will be an inevitable upturn again.  &lt;/p&gt;
&lt;p&gt;Has the market busted in some areas?  Sure.  &lt;/p&gt;
&lt;p&gt;Are there still some markets that are very strong, healthy, and still seeing nice appreciation rates?  Sure are.  &lt;/p&gt;
&lt;p&gt;It&#039;s just all relative and those &quot;doom and gloomers&quot; aren&#039;t looking at the right things. &lt;/p&gt;

Personnally, the sales that I have recently had in the Sacramento area have shown the homebuyer with built-in equity both in new home sales and in re-sale. I realize that you are doing this on a national scale but thought I would just share those specs with you.
