Quick 30 second lesson for all of you landlords out there…
If you are a landlord, income property owner… whatever you want to call yourself… here’s
a little tip that I hope you are following right now.
I just filled one of my vacancies last week . I’ve only had a total of about 7 days of vacancy in all of my properties over the past 2 years (pretty good huh?).
It’s been easy in the past because my properties have been within 30 minutes of where I live.
But, now this property is 4 hours away and it is a big pain in the @$$ when it comes time to rent it out or do minor repairs.
So, through this recent rental period… I got smart and developed systems and a team to outsource about 95% of the work to so I can now stop pulling my hair out everytime a vacancy comes up or a minor repair is needed.
I know, you’re probably saying… “get a property manager”. Believe me, I would if I could trust ANY property management company in this town. There are 4 or 5 prop. management companies and they are all very seedy and unprofessional.
Not to mention, I was only able to negotiate the management fee on one of them down from their 10% standard.
Another reason I don’t want a property management company with this property is because the vacancy rate is extremely low. So, I just don’t want to vive up $200+ a month to this company so they can collect my checks and take a call every now and then. If this property was a pain and I didn’t want to collect checks… I’d get property management for sure.
Anyhow, this is turning into a 120 second lesson…
… the lesson is if you have a rental property over 2 hours away from your home… save yourself a bunch of time, stress, and money by building a solid team of people who can take care of filling the vacancy for you and doing the things like cleaning, carpet cleaning, etc.
And, you save yourself a ton of money by building your own team rather than paying a property management company to take care of the stuff and add their profit on the top.

Thanks for the comment. Ya, at first I was dreading every call I got from this property… especially when I had to rent it out… but now it’s not that bad.
