I’ve written about this topic before… but I truly do believe in it. 

While I may not be practicing what I preach in this particular issue, I do fully believe in what is written below.

Perhaps the most searched for phrase on the internet related to real estate investing is…

“How to get started in real estate investing?”

In fact, in any type of business like this… the “how to get started” phrase is always among the most popular searches by people who want to get into a particular business.

The most difficult part of “getting started” in real estate investing is the getting started part.  It’s not the technical part of making offers, getting the money, or learning the strategies… it’s the getting started part (taking action on getting started).

When new real estate investors ask me what the best way to get started in real estate investing is, I immediately direct them to study up on wholesaling real estate. 

Like I said earlier, on this particular topic I didn’t practice what I am preaching.  I got started in real estate investing by purchasing a 4 unit apartment building when I was 21 years old with no money down.  At that time I didn’t have a clue what wholesaling was!

While investing in income properties is an excellent way to invest in real estate… I don’t believe it is the best way to get started in real estate.  Here’s why:

• Tougher to get “no money down” deals
• Often takes some kind of startup capital
• There is a degree of risk… and most people are incredibly risk averse

2. No or very little cash out of pocket… if you do it right

3. No credit ever has to be used

4. Often working with other experienced investors

5. Pretty darn simple…
