Recent Survey On self-directed IRA’s is great news for real estate wholesalers…
A friend to our site, Brad Wozny, wrote an interesting blog post today citing a recent
survey by Guidant Financial Group that shows some excellent news for savvy real estate investors.
In short, the survey polled 1,000 self-directed IRA owners on how they hoped they would profit the most…
65% said they were thinking about real estate as a way to accumulate retirement investments.
60% of the respondents said they were interested in rental properties
36% said they would be pursuing foreclosures/pre-foreclosures
28% were interested in investing in land|
==>So… WHAT DOES THIS MEAN?
For the savvy investor it shows that even right now, real estate is the most sought after and solid investment… with all of the doom and gloom out there… this survey debunks the myth that the good ol’ days of real estate investing are done.
In fact, for the savvy investor the next 1-3 years may be the best opportunity to accumulate valuable investment real estate at lower prices for the next 15-20 years.
Many real estate investors will look at these stats and say, “Aw man… this just means there will be more competition for me as a real estate investor… now I’ll never be able to get going”.

That was no mistake…
The next 1-3 years will be a hayday for the savvy investor who knows how to capitolize on this type of market. As Brad states at the end of his blog post, Warren Buffet has always said that the time to invest is when there is blood on the streets. Thats when the real money is made… and the weak investor is weeded out.
So… are you a savvy investor who adapts to real estate market conditions… or are you someone who is still trying the techniques that worked (buying and hoping for appreciation before you flip it… and relying on bank loans) in the real estate boom of several years ago?

As a real estate wholesaler you can be the man (or the real estate syndicator as Brad calls himself) that matches the properties up with the investor/buyers.
You as the real estate wholesaler need to build a solid business with systems for continually creating motivated seller leads, which you can wholesale to investors looking for properties to buy.
Here’s a business forumula you can use:
- You set up systems to create motivated seller leads
- You use the real estate wholesale formula to easily and quickly qualify leads based on the criteria for the investors who are looking for properties
- When you find properties where the #’s pencil and put the property under contract, you go to your list of investors looking to buy properties and offer them the contract
- If the numbers truly do pencil, investors will jump on each deal as it comes their way
- You either do a double close or simply assign the contract over to the investor
- You collect your profit, usually without ever using your own money or credit
- You do it over and over
- When you build up a cash account, you begin to acquire properties for yourself to buy and hold
- By the time this buyers market is over, you will have accumulated a sizable portfolio of investment real estate… and have a solid real estate investing business that works in any market
I know, it does sound way easier than it actually is. Most people are looking for an “easy” way to get rich… but I can assure you that having a successful real estate investing business is not easy.
It takes hard work… just like anything worth while.
But…
Once again, with the right systems… and following those systems… success is much easier and faster.
So, right now you need to decide if you are a savvy investor… or if you are kind of along for the ride.
