I know I ate way too much… but I had a great time visiting family that I haven’t seen in months.

Anyhow…

One of the best FREE ways to market for real estate investing is by recruiting people to go out and find deals for you.

Many people call these people birddogs.  You may have even been a birddog for someone at one time… so you know how the whole process works.

If you aren’t familiar with what a real estate investing birddog is… here’s the short and sweet description:

A birddog does what its name reflects… it goes out and fetches deals and brings them back to you. 

Usually, you as the investor pay the birddog based on performance.  Many real estate investors pay birddogs a flat fee per deal closed… some pay a percentage of profits… some pay a flat fee per lead and a commission on closed deals…

… really, there is no right way to pay a birddog.   Just make sure that you pay your birddogs enough to keep them motivated to go out and find you more and more deals.

How To Attract Birddogs to Your Team

Now, this is where many real estate investors get stuck.  They understand what a birddog is and how having birddogs on their team can benefit them… but they aren’t quite sure how to recruit birddogs to go out and find them deals.

There are many ways to recruit birddogs for your real estate investing business.  Here are a few:

• Your business cards
• Real estate investing clubs
• Classified ads
• Flyers at colleges
• Craigslist
• Online ads (google adwords) (sign up for adwords here>>
  

There are many other ways to recruit birddogs… but as always… you must create systems around recruiting and managing the birddogs in order to have it be successful.

How to Create Systems Around Your Real Estate Birddogs

If you’ve read our website at all, you know how much we stress the importance of creating systems for each aspect of your real estate investing business. 

Systems = More spare time for you
Systems = Less mistakes
Systems = More efficiency
Systems = More cost savings
Systems = Less headache
Systems = You being able to do what you love to do… and leave the rest up to other people

… you get the idea.

Why Do You Need A System for Your Birddogs?

Because you’ll go crazy if you DON’T!

Imagine having 20 birddogs all out trying to find deals for you.  Sounds great huh?

Well, let’s look at what it takes to keep up the activities of these birddogs and make sure they aren’t just wasting your time.

• They need to be trained to look for the deals you are looking for
• There needs to be a system for them to submit deals to you that is efficient
• There needs to be tracking to make sure the birddog gets credit for a deal
• There should be tracking done on each birddog to see who is producing results… and who is just wasting your time
• There needs to be a hands off way to recruit birddogs day in and day out
• There should be a set system for paying the birddogs
• There needs to be a system that tracks the progress of the lead brought by the birddog

I know, when you look at it that way… having birddogs seems like a lot of upkeep. 

Yes, it can be… if you don’t have systems implemented to make it easier on you.  If you have the right systems, you can literally have hundreds or thousands of birddogs out finding you deals that you only pay when you close a deal.   They are like salesmen out there that you only pay when they make a sale!  It’s a no brainer.

What would having just 10, 20, or 100 birddogs do for your business?  Maybe a couple more deals a month or more. 

So, if you aren’t currenltly using birddogs to find deals, get out there and start building your birddog network. 

If you do (or will) have birddogs helping you grow your business, be sure to set up specific systems that make every aspect of the process easier on you and put more money in your pocket.

Systems for your birddogs do not have to be complex or difficult.  It can be as simple as writing a small manual on how to find and screen potential deals, that you give to every new birddog.

Or… it could be a spread sheet that contains all of your birddogs and their referral information. 

Or… it could be an all in one system that does it all for you online (which I’ll tell you where there is a great resource that will do just that for you)

Whatever it is, implement systems with your birddog system and you’ll see your profits skyrocket… and your free time be more plentiful.
