Alright… enough already!  The Irealtymanager.com online property management software review is here!

Since July we’ve been getting emails from readers asking us to review online (web) based property i realty manager management software programs.  I guess we overlooked them for a while because we didn’t realize how popular and how much demand there is for online based rental property software .

So, here is our first review in the series… and you won’t be disappointed.

Just really quick…

I’m probably a lot like you… before reviewing Irealtymanager ( I Realty Manager ) I’d never used a web based property management software.  Downloading the software to my own computer was just more comforting for me… so I’ve gone that route.

However, after using Irealtymanager.com and a few other online based landlord software programs (those reviews will be coming in the coming weeks)… I’ve really opened up to the web based softwares and see huge advantages of using an online software rather than a downloadable software (and vice versa).  So, check out my full review… watch the video… and check out the software if it’s right for you.

“Cliff Notes” Version of my Review:

Here it is… Irealtymanager.com is the first web based property management software I’ve ever used or reviewed… so once I begin reviewing others I’ll have a good basis of comparison (actually, I’ve already gone through Buildium… so I will compare and contrast a bit here).

Overall, my impression of Irealtymanager is that it is a great software , run by a great company with a great history , and it is more geared toward the landlord who manages their own properties versus a mid to larger property management company. You can get into this software for just $15/month for up to 25 units … and just a bit more as you go up in the # of units.

So, if you own rental properties and have 100 units or fewer. .. this software is DEFINITELY woth trying out to see if it’s right for you.  In all actuality, you can run as many units as you want on Irealtymanager… the owner of the company runs over 500 units on the software himself … so it’s capable of it no problem… I just feel it’s sweet spot is for below 100 units.

Below are some of the Pro’s and Con’s I found with Irealtymanager.com .

The Pros’ (things I liked):

  • Easily add properties, units, owners , etc.  This doesn’t differ from most other property management software… but it is a plus
  • Store virtually unlimited amounts of files ( pictures, documents, spreadsheets, etc.).  And… they are all searchable by property, unit, owner, tenant, etc.  Makes it way easy to find files in a few clicks.
  • A full maintenance area where you can schedule maintenance on your calender, set reminders, track maintenance progress, etc.  This is clearly set up by someone who owns many properties… and is a hugely useful feature and will save you time and headache from tracking maintenance on a separate calendar.
  • Pretty darn in-depth lease and tenant record keeping . You can keep full terms of the lease like late fees, lease dates, deposits, etc.  More detailed record keeping than Quicken Rental Manager or LandlordMax … and very comparable to Tenant File (those are offline softwares)
  • Track mortgages all in this software… this isn’t a necessary feature… but saves a ton of time for those people who will use it.
  • Great reporting with 13 essential reports property owners or managers need
  • Has a built in tenant screening service (extra fee… but very reasonable) that is just a couple clicks away… very good feature as well that you don’t find on most property management software
  • The software is online so there’s nothing to download or install … no updates… don’t have to pay for upgrades a couple times a year like other softwares… your information is backed up on THEIR safe servers so if your computer crashes your info is still safe, etc.  If you have an internet connection you’re good to go.
  • Easy to navigate and find what you’re looking for (the buttons on the left side could be a bit bigger though… I found myself having to “re-hover” back over them to get to some of the 2nd tier links).
  • Can manage your prospects (rental prospects) on there… great when you’re accepting applications so you can track them and your leases all in one place.
  • But my favorite feature (that’s worth the monthly payment alone ) is the customizable notices and other forms you can print off right in the online software .  Essentially, you can log in… pull up a late notice, lease, rental application, etc… the merge fields automatically insert the correct info… and you can print if off.  HUGE TIME SAVER!!  Seriously… this feature alone is worth checking out the 15 day free trial to see if it’s right for you. The Con’s (what I think it lacks):

  • Doesn’t have hugely advanced reports that many people with a ton of units may need; however, the reports are more than enough for anyone managing under 100 units (as I mentioned, the owner of Irealtymanager.com owns over 500 units… and his company uses Irealtymanager.com everyday… works for them!)
  • As always… I’m pretty picky but this software doesn’t have a “home base” either that when you log in has a “quick snapshot” of what’s going on w/ the properties.  I.E. I like to see my monthly cashflow, any late rent notices, tasks, etc.  Again, I’ve only found one or two softwares that have this… so this is just me being PICKY .
  • Of course, it being web based can be a pro or a con … for some people it’s a con.  You have to have internet access to get into your account… so if you’re on your laptop in an area that doesn’t have an internet connection… your out of luck until you get back to an internet connection.  Of course, this con applies to all web based software.  So, if this is no big deal… it’s not a problem at all for you!
  • Possibly a bit more expensive in the long run since it’s a monthly subscription (or you can pay annual and get a discount)… but possibly not.  If you are one who upgrades their property management software every year to the newest version… Irealtymanager will likely be comparable in long-term price… maybe even more affordable.  However, if you’re one who can hang on to an older version of a software for years before upgrading or updating… you might pay a bit more with an online based software.  I guess you need to look at your long-term goals and how you use the software.  Keep in mind. .. the monthly fee includes ALL of the upgrades to the software FOREVER and support… both of which can mean big bucks in savings to you.

My Overall Impression of Irealtymanager.com Online Property Management Software??

Okay, as I mentioned before… I have gone through Buildium already and will post that review soon… so I can do a bit of compare/contrast here.

All in all, I really love Irealtymanager.com and like the fact that the owner of the company owns several hundred rental units himself… and uses the software for his own business everyday… so it is constantly upgraded with new features that are useful for property owners and managers.  That’s a huge benefit .

Like I said, this software has the a bility to manage several hundred units … however, my feeling is that it’s “sweet spot” is for less than 100 units simply because of the price and feature combination.

Here’s a few points to consider:

  • First decide whether you want online or offline software … if you’re not sure try out Irealtymanager’s 15 Day Free Trial to see if you like it… that’s the best way.
  • Decide if you want to pay $250 (or more) upfront (for offline/downloadable software with similar features)… or if you’d rather pay small monthly payments each month ($15 is very affordable).  There’s a lot to say about having a set monthly amount you can count on… rather than having to try to budget large sums ever year or 18 months for a “software upgrade” like many offline/downloadble property management programs do.
  • Irealtymanager.com has a built in word processor so you can print out customized forms right there in the software… for this feature in offline software (like Tenant File , Landlord Max , etc.) you’ll easily pay $120 or more just for this feature… this is included with Irealtymanager.com).

How Do I Grade It?? (out of 5)

    Thanks for the comment! I totally agree with your points with web based software is the future. Just think about it…in 10 years our machines probably won’t even have DVD or cd-rom drives… it’s all going to be digitally delivered.

  5. For the online software services, there is no mention of one inherent weakness which is, all of the information is stored and held on another company’s system. If somehow this data is lost by the company, or they abruptly go out of business, well.. good luck getting your data back.

    At this point we cue the online providers to do their presentation about the safety of data and the financial soundness of their companies. Trevor, I would hope that you don’t buy these reassurances wholesale, less you take a hit to your credibility.

    Speaking of which, the sales pitch by the Irealty Rep immediately after your review is tacky.

    Great site!

    I liked the Irealty program a lot but it does not print out monthly tenant statements. So I tried Buildium found it to be to complicated to learn. I have 14 units now and intend to grow to around 30. Most of these programs focus on managing other properties. Isn’t there a easy to use program for someone that just wants to keep track of his or her own investments.
