Trevor, Yardi Voyager is designed to be enterprise software for larger management companies of 1500+ units. The training alone cost $15k and would not be cost effective for most private investors! It is chock full of features that only a CPA could love and priced accordingly. I would consider Voyager and RealPage’s OneSite to be the gold standard of management software.

I would agree that Buildium and Appfolio are each very similar in terms of performance and quality and would be a great choice for any management company. I’d like to second Randy’s suggestion to review PropertyWare, also owned by RealPage. These 3 programs were in my final group before I made my decision this week. I won’t say which program I chose so I won’t sway anyone’s opinions. Each program offers a free 14 day free trial offer so just play with each one and decide if one works better for you than another.

Ya, Buildium and Appfolio both are really good programs… but just like music… each investor should get the software they like the best I’ve never heard of Voyager… I’ll have to look into that one. One software to check out is http://www.rentecdirect.com . Great company… great simple software.

Just started a demo of Buildium today and like it a lot, but not as much as Appfolio. You can’t enter prospects until you move them in as tenants, so the leasing staff doesn’t have a list of folks to follow up with. This also skips the whole tenant approval process. Not a big deal for smaller property managers but the larger apartments complexes need sales leads. Unlike Appfolio, this products DOES offer accrual accounting. Missing is the option to post invoices to other period, you have to change the due date instead which messes up your aged Payables list. Voyager still seems to be the most robust of the web-based programs that I’ve used, but oh the cost!

I am a investor and property manager for 180 units and a member of NARPM.
I am using DIY and looking at Propertyware which is like Buildium by more expensive
I am sold on the online way of doing business, I can pull up info anywhere on my Ipad or
Any computer on line. Plus no buying a new version or update every year or 2!!!
They are doing update everyday when I am sleeping, my own I.T dept.
Can you please review app folio and property ware too.
