Landflip - Selling or Buying Land Anytime Soon??
For all of you aspiring land barons out there there’s an awesome resource that you should know about in the land selling and buying world.
I actually came across this site about a year ago somehow (I don’t remember how…) and to tell you the truth didn’t really think a whole lot of it. The site was nice… but at the time it didn’t click in my brain how useful the site really is for real estate investors.
Anyhow, the site is called Landflip.com and it caters to people looking to buy and sell land around the entire U.S. (not sure if it is international land also…)
Yep, there are already sites out there that let you buy and sell land and other commercial property. We all know of Loopnet.com and most of us recognize it as the place to list and find commercial real estate.
QUITE SIDE NOTE:
If you’re wanting to sell a commercial property … especially mini-storages… get your @ss on Loopnet.com right now and list that property. We listed a 240 unit mini-storage facility here in Oregon on this last Monday. The commercial broker told us it wouldn’t go for much more than $700k. Well… I listed it myself on Monday… created a solid property sales package that basically sells the property itself (this was one of the most important factors)… and have received 3 offers this week all more than $700k.
Even better, the top offer is now for $800k and the buyer pays the closing costs, is pre-approved, and can close in 3 weeks, not to mention lives only about 20 minutes from the property. We’re getting ready to ink the contract this afternoon. All of this without a broker. Saved about $75k - $100k by selling it ourselves and doing a bit of creative marketing.
However, Loopnet is a big ol’ database with all different types of commercial properties… but it can get pretty darn frustrating sometimes trying to find the properties you are looking for… especially land.
Which is where Landflip comes in. Landflip is devoted to land and makes is a heck of a lot easier to find land across the U.S. than Loopnet (in my opinion).
What Is Landflip.com?
Landflip.com is basically a very targeted site that is strictly for buying and selling land. So, there’s no wasted time wading through listings of buildings just to find the ones for bare land.
Also, a very cool aspect of the site is just how much it really breaks the land types down for the user. If I was looking for hunting land in Loopnet… it would be frustrating as heck to find what I was looking for.
However, Landflip.com has the types of land broken down into easy to search sections that make it very easy to search for the type of land I’m looking to buy.

Basically, Landflip is a very niche site that helps you both find speciality land more quickly… and helps you match your land that you are selling up with buyers who are looking for that specific type of property.
How Can You Use Landflip.com ?
To me, Landflip should be one of the first couple places you look for land if you are a buyer or seller of land. For buyers, it doesn’t look like it costs anything to search for properties (unlike some other sites of this kind)…
… and for sellers it is very very reasonably priced to list your properties.
What I Like About Landflip.com
- Very easy to use
- Affordable to list your properties… and free for buyers to search for properties
- Great, clean design… easy on the eyes
- Great leadership behind the site… and great service
- Decent amount of properties listed
- Awesome property listings complete with location map, satellite view, and terrain maps (this is awesome!)
What I Dislike About Landflip.com
Really there isn’t a whole lot to dislike about Landflip if you are a buyer or seller of land. But… there are a few things that I would like to see if I were a buyer or seller including:
- Maybe a higher level of "featured" listings… different highlight… better featured listing placement on home page… etc. Not a big deal… but if I want huge exposure of my property I’d at least like to add a bright colored border around my listing in the search results (for extra $ I’d assume)
- Stats for the sellers and a way to send email blasts to prospective buyers to notify them of the property listing (not sure if this is included… but I didn’t see it)
- Maybe a bit more detailed search function so I can get really detailed about what I’m looking for. Once again, not sure if this is included somewhere… but I didn’t easily find it right off the bat
Anyhow, all in all I really like Landflip.com for another tool to help buy and sell land around the U.S.
My Recommendations
I would recommend anyone who is into buying or selling land (especially specialty land like hunting land) to bookmark Landflip.com and use it often during the buying and selling process.
I probably wouldn’t use Landflip exclusively to sell a property simply because it only captures a relatively small portion of the market… but I would DEFINITELY use it as one of my resources when buying and selling land.
With the way this site has grown in the past 6-12 months it looks like Landflip could become the default online resource for looking for and selling specialty land around the U.S. in conjuction with Loopnet and a couple other land related property listing sites.
So, head over to Landflip , bookmark it… and tell Ryan I sent ya. Oh, by the way… nope… I don’t get a dime by sending you there… I just think it’s a great resource and worth using in your overall real estate investing strategy.
