Property Management Software Reviews - In-Depth Unbiased Reviews
Over the past couple months we have had a ton of questions from readers about property management software . So, we started doing unbiased written and video (yep, both!) reviews of property management software packages so you know which software is right for YOU and YOUR BUSINESS.
Some investors have 1 or 2 units and a low cost simple to use (but powerful) software does them just fine. In contrast, some investors have emailed me that manage 50-100 units and are looking for reviews on software packages that will fit their needs.
Of course, their needs are far different than the small-time investor.
Anyhow, response has been crazy (in a good way) on our reviews and videos so we have made it a mission to do reviews on every property management software package we can find. Until now, they have been kind of difficult to find once you get on our site… so I’m creating this page where ALL of our property management and landlord software reviews will be archived.
Property Management Software Reviews - The Good and the Bad
On this page you’ll find the short review and description of the software. In each short review, you can click a link to get the FULL REVIEW complete with Pro’s and Con’s, a video of me using the software, my take on whether or not the software is worth buying, who it’s for/who it’s not, and any discounts or bonuses that I have been able to negotiate with the software developers.

Review: Overall very easy to use software w/ all of the functions someone with 1-20 units (maybe more like 1-10 units) needs. Doesn’t have extremely in-depth reporting, but Quicken Rental Property Manager is my pick for the best software package for investors with 1-20 (maybe 10) units.Very reasonably priced, great company with good support (Intuit), and a very clean and intuitive design. Review: Overall, I really love Tenant File and wish I would have found out about it a bit earlier. Just like any property management software, this has it’s pro’s and con’s (which I list in the full review). But, to me the pro’s far outweigh the con’s and make Tenant File a great software program for those who have over 20 units (there’s really no limit in # of units), who want to integrate their finances easily, and who want ease of use with a ton of features not seen in other software programs of at this price. Review: You should really watch the video review I did for this one to see really what LandlordMax can do for you. Just so you know, after I reviewed this software, I actually switched to LandlordMax because it really fits my real estate business well where I am now. While LandlordMax of course doesn’t have all of the slick functionality as the $300 programs… it does everything and more that most investors need it to do for 20 to 100 units (or less)… in my opinion. Great reporting functionality, very easy to pick up right away out of the box, 30 day free trial, can hold multiple properties and owners, and it’s just a great software package for the value. All in all, LandlordMax is my favorite property management software package I have reviewed simply because it is a good mix of functionality, ease of use, and price. Review: Really, I wasn’t too impressed with this software. It is very very simplistic… and has basic functions. However, the reporting is crappy, doesn’t allow very detailed records, ugly design, and it just doesn’t stack up with other similarly priced programs out there that are way the heck better. If you were to go with this software, I’d only suggest it in the Free version (up to 3 units)… and even then I think you’ll realize that this software just doesn’t have enough features and power to really effectively manage a rental property. I really wouldn’t recommend this software, but watch my video review of it and make up your mind for yourself. Review: Hmmm… this one was a bit difficult. I really loved the software at first and when I look at it… it truly is feature packed and really slick. Real Tools has more features that most software packages at this same price and it has a nice looking design. However, when I really dug into the software program… I found myself really having to look hard to find what I wanted. This software isn’t very intuitive out of the box… and a reader of mine commented and said the same thing. All in all, I really love the software program and would compare it to the strength of the LandlordMax software; however, I prefer LandlordMax simply because Real Tools is a bit more difficult to use than I like. Looks really simple… but I’m not the type of guy who likes to have to relearn a software program every time I go to use it. So, check out my video review and download the 30 day free trial to see for yourself if it’s up your alley. My husband and I own some rental properties. We have found Quicken Rental Property Manager to be an easy program to use. We also thought it was a good choice for the money.
Hello, could you please recommend a program like Landlord Max or Real Tools for a Mac. I have the Mac OSX. Any information you could pass along would be greatly appreciated. thank you.
Hmmm… Linda… not off the top of my head. I’ll have to look into it. Have you checked w/ LandlordMax to see if it’s Mac OS compatible?
I’ll check around… but I don’t use a Mac so I guess I don’t pay attention to that issue a whole lot.
One thing that some of my Mac friends do that is pretty slick is… I think on the newer Mac Os versions you can actually get a program that lets you run both the Mac OS and Windows on the same machine. This lets you get the benefits of having the Mac… but also let’s you run Windows programs simply by quickly clicking a few buttons and switching over to Windows OS.
You might check into it… but in the meantime I’ll see if I can come across one for you.

Thanks for the comment! Yep, the comparison of LandlordMax and Rent Right is on the way… I’m just waiting on the Rent Right people to get me a few extra things before I do the review.
Just FYI, I was going to do Rent Right in February but the Rent Right folks wanted me to wait until their new version came out before I did the review. They just relaunched the new version so I’ll be coming out w/ the review hopefully pretty soon here.
