Rent Tracker Property Management Software - In Depth Review…

Our third review in our Rental Property Management Software Reviews series. I didn’t mean to make it a series… but we’ve had so many readers email asking about different software… and a bunch of comments… that I decided to keep it going and to review any property management software that we can.
Martha C. wrote me asking about a rental property management software called Rent Tracker. Personally, I’d never heard of Rent Tracker… so I decided to do a bit of research… download the software… and give it a thorough once over (I’ll give you a quick hint ahead of time… unless you have 3 units or less… I wouldn’t even consider this one… but that’s just my opinion. Take a look at our other reviews for a few alternatives that are way better )

Rent Tracker Property Management Software - Is it any good??
Here we go… I’ll make this review short and sweet. I know software developers put a ton of time and hard work into their products… but some just get left way behind the pack. So, I
apologize ahead of time to the developers of Rent Tracker… but… this software just doesn’t do it for me.
Ok, Rent Tracker is a very simple property management software program. It’s on the low end of the price scale… in fact, their 3 unit version is FREE (and it’s fully functional!)… and their most expensive version (the Pro version) is just $99. They have a mid-level version too that holds up to 10 units that sells for $49. The Pro version holds an unlimited number of units. The only difference between the 3 versions is the number of units you can handle with the software.

"Cliff Notes" Version of My Rent Tracker Review -
Well… if you watched the video… I’m not all that impressed with Rent Tracker. It is a basic no frills property management software that has basic functionality. Maybe I’m way too picky or am just spoiled with the other rental property softwares I’ve ran (and reviewed), but I wouldn’t run out and get this one anytime soon unless I had 3 units or less… and wanted the free version.
That’s just me though… I’m sure this software would work just fine for a lot of people out there. The only thing I can suggest is… go get the free version of the software… try it out… and if you like it… but it. Simple as that.
So, how does it stack up?
The Pros:
- Simple navigation . Everything is right there on the main screen… not a whole lot of searching around to find what you need.
- You can upload a picture of the property (but not of tenants, inside units, etc… that I could tell anyway)
- It’s free for people with 3 units or less… and just $49 for up to 10 units.
- One thing I skipped right over in the video was the reports section . There actually are some great reports in there… a few more than Quicken has… but it doesn’t even touch the reports that LandlordMax puts out.
- You can create late rent reports … which is nice.
- There’s a nifty little feature that allows you to report a tenant to some kind of bad tenant database. The report is public record… so it is a good way to ensure that tenants pay on time.
- You can hold multiple buildings , owners, and tenants. So, technically… you can manage 100 units with this if you really wanted to… but I wouldn’t do it.
- You can print rent receipts very easily right there when you enter the rent. Nice feature.
- Lets you print labels right out of the software (if you like that sorta thing)
The Cons:
- Simple. It’s almost too simple for me. It stores only very basic information… and really defeats the purpose of getting a piece of software to manage your properties (in my opinion anyway… but hey… since when did my opinion count??)
- Doesn’t go into enough detail at all.
- Design is very "old world" and just doesn’t portray extreme professionalism… if you ask me. But, once again, those who don’t have a ton of units… and like simplicity… this may be the ticket.
- When compared to other alternatives for property management software… this really doesn’t stack up features, design, functionality, or usability wise.
My Overall Impression of Rent Tracker Property Management Software?
Well… once again… if you have 3 units or less… this may be a great option for you if you don’t want/need a whole lot of the nifty features other more robust property management programs have.
This is one of those things where you really could live without it. As I said in the video review. If you have more than 3 units… use the $49 or $99 and put that toward a bit better software package that has more bells and whistles than Rent Tracker. If you have 0-20 units (maybe up to 50… maybe), I’d look at:
If you have 5 -100+ (or even just one or two units…), I’d seriously look at:
- LandlordMax Property Management Software
- Tenant File Software (highly recommended!)

Once again, this review is just one man’s opinion. Obviously many people have bought and love the Rent Tracker software. So… it is obviously a great option for a ton of people. The only way you can know is if you try it out (use the free version first… then upgrade if you like it) and give it a chance.
