Do you ever reward your tenants for paying their rent on time? What about if they refer someone to you who then becomes a tenant?

Once you get tenants into your property, it’s in your best interest to keep them happy so they’ll continue renewing their leases. Of course, there are exceptions to this rule but in general happy tenants mean fewer vacancies.

One way to reward your good tenants is to give them a Tenant Reward Voucher when they least expect it. Our sample is a $50 off their next rent payment if they pay their rent early but you could also strike a deal with the local pizza place and make it a free pizza. Or a discount at the dry cleaners. Performing a tenant background check can be tedious but it’s a necessary part of being a property owner or rental manager. Before deciding to let a complete stranger move in to your property, find out a little about their rental history from previous landlords.

This Landlord Verification Form asks basic background questions, such as the number of late rental payments; how many times payments were late; was there any damage to the property; were there any neighbor complaints; and is the tenant moving voluntarily or through legal eviction process.

There are always two sides to every story and when you enter into an agreement with a contractor, your idea of what the job should entail might be very different from what the contractor thinks about the job.

The only way to avoid a nasty battle and possible court date is to use this Independent Contractor Agreement so the details of the job are filled out completely and both parties sign off, indicating they both understand the job.
