Our return policy for Tenant File is the EXACT same policy that Tenant File has.
– 30 Day return policy
– Must be returned in like new condition with all materials that you received
– 15% restocking fee
Those are the Tenant File return policies… and we follow the same to keep it
consistent.

Trevor, check your scroll bar on this page. I tried to go up or down it seems like it freezes. I went to other pages from different websites and they scroll fine. Which lead me to believe it’s your webpage the one having problems scrolling up or down. I have been looking for a property management software to help me manage the 9 Residential and 10 Commercial properties that I own. I have looked at a few of your software reviews and i seem to like the online options available. Your reviews are great by the way. You have saved me a lot of time searching for software already. However, I have tried a few trial versions but keep running into the same issue. My issue is this…
Due to my properties being in a very season town, my rent schedule is not the normal monthly payment. For my residential properties, they may move in during the month of March and move out at the end of October. The catch is that they only pay an equal monthly amount May through August. I do this so the working tenants i have can get settled in early before the season (May through August) and begin to make money before they have to pay rent. Secondly, I make sure they are paid up by august so that they do not skip town at the end of the season.
My commercial properties are somewhat similar in that they also do not pay every month. On top of that however, they pay different amounts every month, due to the bell curve of business that they realize. For example, most pay the highest amount at the peak of the season (July and August).
My Question is this. Is there any software that you came across (offline or online) that you can customize the rental amount/time due instead of simply inserting a “monthly rent”? I would very much appreciate your insight as I have been trying to find a solution for some time. Thanks you in advance for your response as well as your great website!

I just had a horific experience with Tenant Pro. I purchased the software, but had a hard time figuring out to use it and couldn’t afford to pay $100 for a few minutes of technical support. The customer service was lousy and I found out recently that the company went backrupt 10 after I purchased the software. To make a long story short, I am now returning the prodcut, hoping to get my money back within the 60 days as promised. Do you know of others who have similar experiences? And how does Tenant Pro compare to the other software that you’re recommending?

Thanks for the comment. Yes, Tenant Pro has been having a lot of problems recently… and I’ve heard nothing but bad experiences w/ them recently. Bummer…

Frist I want to say that you have a great website and that Patricks is good to.
I have been a OTR driver most of my life till two years ago after getting real bad sick.
The job I have now bearly keeps food on the table and we live with my wifes mother because we had to let our home go, At the age 60 its hard to find a good paying job, so I been reading and watching videos on real estate investing. My wife says it will never work, but I keep trying. I tried a few deals but fell flat.
Anyway thanks for all the good info and hope to see more.

Thank you for your software reviews. Could you please take a look at Rental Property Tracker Plus. I am thinking of buying this product. I saw your review on Rental Taracker, which has similarities to Rental Property Tracker Plus, but I do not think they are the same. This one was put out by Spirit Works. I have 3 units, but regardless, I would like to get a good program. A problem that I am running into is that none of the programs seem to work with a MAC. Any recommendation for MAC users?
