neat website. Although new landlords might find it easier to use established forms within their state thru an active Landlord/tenant association provides for minimal cost as the forms will be updated to that specific states landlord/tenant laws. I am in Oregon and Oregon Rental Housing Association does a great job keeping their forms current and they are reasonable. Larger property managers usually have their own rental agreements that are drafted by lawyers but they are willing to pay for the revisions,etc….to reflect statute changes….anyways, just thought I would mention this as you don’t want to be in court for an eviction and find out you didn’t properly serve a 30day notice or have a rental agreement that incorrectly references an outdated state statute. it can be a very expensive lesson for a landlord.
Also, by joining a rental owners association you will learn how to deal with very important landlord issues within your state that can be extremely costly in court if not handled correctly like Fair Housing, Assistance animals, Medical marijuana, domestic violence….there are correct forms/addendums that you can use for all these subjects to keep you from getting in hot water. I sat thru another fair housing class last night and many new landlords have no idea what they are allowed to ask applicants about or how to respond,etc…

I know you own student housing as you mentioned in your review of the doug fath program, but is your residential lease the same for that as the one you have posted here? Not sure if yours has different language for guarantees from parents, etc?
