Internet Marketing Strategy for Acquisitions

This is the 6th post in a series on building your real estate portfolio with an Expert Community Resource strategy –  Here is Part 1.

In the last post I talked about strategic ways to work with non-profits in your community to help provide healthy growth for your business and your neighbors.

One of the suggestions I made was to publish information that you get from your non-profit partner. I’d like to expand upon that to explain how you can use that as part of a killer internet marketing strategy to produce leads for your business.

First, you’ve gotta have a lead generation website and prepare to develop lists of prospective customers (buyers, sellers and investors are most common).

If you don’t have one, head over to InvestorCarrot to get a premade website that you can launch in less than an hour. It’s critical that your website be built to convert traffic into leads, otherwise you’ll miss the benefit of this strategy.

Once you’ve got your site set up, you need to build traffic to grow your lists. The fastest way to do this is to put up short posts on places like Craigslist that link back to a matching landing page on your site.

InvestorCarrot allows you to create unlimited landing pages – you can easily duplicate one of the pre-existing pages and revise it.

This allows you to create a unique offer specifically tailored to your community’s needs – and to benefit from the branding of your non-profit partner (see previous post for more details).

Since most investors are concerned about finding inventory in today’s market, I’ll give some examples of offers geared to sellers through your lead pages below.

Each of these lead pages and reports is included with InvestorCarrot’s seller site and has been proven to convert well:

Here are some additional ideas for reports and lead pages as part of your Expert Community Resource strategy:

  • Customize your landing page with a photograph from your neighborhood or using real people – studies have shown that this can really help conversions.
  • Create a partnership with a local non-profit partner that serves people facing foreclosure, offer to customize a lead page and a free report on your site, and share the leads that result (you’ll need a compelling headline and copy)
  • Work with community partners (non-profits, real estate brokers, banks, and others with access to data) to create a unique report of immense value to sellers in your community, and design a landing page to match.

Lead generation is one of the most important parts of any investor’s business.

If you take the time to develop a really compelling offer that’s tailored specifically to the needs of sellers in your community and load it into a proven conversion engine (like InvestorCarrot’s lead pages), you’ll get lots of leads.

Coming up next… I’ll tell you how to develop your team and automate your systems to nurture those leads and turn them into real deals.

Stay tuned!
