July 2008 Local Real Estate Market Statistics and Indicators

July is almost gone and here are the local real estate market statistics and indicators for real estate markets around the United States.

Nothing has changed too big from June to July… but you will see an overall trend that all in all housing prices are staying relatively constant and falling slightly in most cities.  Of course, just like with anything… there are some markets that are doing pretty decent… and some markets that are becoming more and more affordable for investors and home buyers.

The real estate markets in cities like Miami, San Diego, Phoenix, and Las Vegas… which were once appreciating at stupid high rates… are now some of the areas in the country that some of the best deals can be found.

All in all… check out the markets you are investing in and/or are looking to invest in and see how the overall market is doing.  The "Housing Cost/Income" column is a great column for quickly finding out whether real estate is still "affordable" in that market.  A low ratio shows that real estate is still affordable and/or the median income in that area is high.  As you know, an area with a high median income and low median housing prices may be a good one to look out for as an up and coming market.

Markets with high Housing Cost/Income ratios show that the housing is rather expensive and/or income is not all that high.  This usually doesn’t make for an idea market… but as you know… money can be made in absolutely ANY real estate market.

Gas Prices Shift Demand Back to the Urban Core

july 2008 real estate market

We believe that there is going to be a tremendous shift back to urban areas, led by those who bought homes in the outlying areas who lose their home to foreclosure. They will choose to rent near work to save money.

The high price of gas is playing a very important part in home buyer decisions. The phrase "drive until you qualify" has less meaning these days as each mile becomes more expensive. Our clients’ favorite question has shifted from "What markets will recover first?" to "What submarkets will recover first?" Our advice: put your money near the job centers.
